The new Class A warehouse project dedicated to SMEs has moved into its final stage of development, with construction works underway. Early access is planned for March 2027, while the project is scheduled to become fully operational in May 2027.

SPEEDWELL, a real estate developer with Belgian roots and operations in Romania and Poland, has announced that SPACEPLUS Popeşti-Leordeni has obtained its building permit and moved into the final stage of development. The company has also signed the general contractor agreement with GSE Group, with construction works having started. Located on DN4, between Bucharest's existing ring road and the new A0 motorway, SPACEPLUS Popeşti-Leordeni will offer approximately 12,200 sqm of industrial and logistics space across two buildings. Designed for SMEs, the project responds to the need for flexible, fully authorised and accessible spaces supporting companies active in distribution, e-commerce, services, light production, storage and mixed-use operations.

"SPACEPLUS Popeşti-Leordeni is a step in growing a platform created around the operating needs of SMEs. Many companies no longer need a standard big-box warehouse, but they do need Class A quality, full compliance and cost predictability. Leasing discussions already cover around 30% of the project," said Valentin Achim, Leasing & Property Manager, Industrial Developments at SPEEDWELL. While modern logistics space has traditionally been available in large-scale formats, SPACEPLUS offers modular units, flexible configurations and simplified leasing terms, allowing companies to scale their space according to operational needs.

The announcement comes as Romania's industrial and logistics market moves through Q2 2026 with demand supported by logistics, manufacturing, retail, e-commerce and distribution, while Bucharest-Ilfov remains the country's main hub. "SPACEPLUS Popeşti-Leordeni is the type of project where execution quality, predictability and operational understanding need to work together. We are pleased to contribute to a project that supports the growth of SMEs and modern logistics infrastructure in Bucharest," said Ionuţ Ioniţă, CEO at GSE Group. The project will be built using a precast concrete structure, supporting faster execution, dimensional accuracy and durability, and is designed in line with Romania's fire safety regulation P118/1-2025, which came into force in May 2025.
