mixed-useKeylin has reached the structural peak of Oria, its 15-storey Art Deco-inspired residential tower at 447 Gregory Terrace, Spring Hill, directly opposite the future Victoria Park Olympic precinct.
The topping out caps a 15-month build run by construction partner CoStruct, who started on basement levels in January 2025.
It’s a notable milestone for a project that, only three years ago, looked dead in the water.
Keylin originally won approval in 2021 for a twin-tower scheme on the 3,700sqm former Energex headquarters site, which was set to house Brisbane’s first Mövenpick Hotel. By 2023, with 80 per cent of apartments under contract, the developer mothballed the project and returned all deposits, citing construction sector volatility.
The redesign that followed lifted the apartment count from 121 to 132, dropped the hotel component, and brought the scheme back to market in 2025 as a single residential tower.
Reaching this milestone is testament to the commitment of everyone involved, not only in bringing this project to life but doing it on schedule, further reinforcing our future residents’ confidence in our delivery timing.
The topping out coincides with Keylin’s final residence release, deliberately held back until the elevated views could be fully appreciated.
That release includes the project’s Sky Homes collection, two-bedroom apartments on the upper levels with three-metre ceilings and a choice of city skyline or Victoria Park outlooks. Pricing starts from $1.68 million.
Mr Cheung said Spring Hill’s proximity to the Olympic precinct has changed the buyer profile.
“Spring Hill is no longer under the radar. Its proximity to Brisbane’s future Victoria Park Olympic precinct has put it firmly on the map and buyers looking to secure their place in the suburb can still capitalise on its upward momentum,” he said.
“We’ve seen this first-hand with strong sales among discerning local buyers with future downsizing plans adopting a buy-now, move-later strategy in anticipation of the significant growth expected in the area.”
Victoria Park is set for a significant transformation. The 64-hectare green space will host a 63,000-seat main stadium for the 2032 Games, becoming home to the Brisbane Lions, Brisbane Heat and Queensland Bulls afterwards. The new National Aquatic Centre is going in 200 metres from Oria, and the RNA Showgrounds is getting a 20,000-seat outdoor arena 700 metres away.
Mr Cheung argued the off-the-plan window is closing fast.
“Oria represents one of the last opportunities for buyers to secure a premium, off-the-plan apartment before Olympic infrastructure construction increases pressure on labour and supply which impacts the market by driving up prices.”
Designed by MAS Architecture Studio with interiors by Jackson Teece and landscaping by WILD Studio, Oria carries a modern Art Deco language to echo Spring Hill’s heritage character.
Resident amenities include a rooftop pool and terrace, gym with steam room, sauna and yoga space, cinema, music and games rooms, private dining, an off-leash dog area, and a private pickleball court, among the first to be included in an Australian residential development.
Construction is on track for first residents in early 2027. A display apartment is open by appointment.
