FactoryHungarian developer Innovinia has completed construction of an industrial-logistics facility at IGPark Nyíregyháza. The facility comprises a nearly 31,000 sqm, fully customised, Built-to-Suit (BTS) light industrial manufacturing unit, which has already been taken over by the tenant, automotive producer CAIP.
The investment was realised through demand-driven cooperation between Innovinia and the tenant, covering the entire process from planning and permitting to turnkey construction. Tailored to CAIP's technological and production requirements, the building reflects the flexibility of Innovinia's industrial real estate development strategy.
The facility is located in one of Nyíregyháza's developing industrial zones, with direct access to the M3 motorway. The park's infrastructure and utility capacities are demonstrated by the presence of corporations in the area, such as Sunwoda, Boysen and Qvantum, while the proximity to Debrecen International Airport enhances the appeal of the location. During the design of the manufacturing unit, attention was paid to energy-efficient solutions and alignment with ESG criteria.

Work does not stop on the 15-hectare Nyíregyháza site. On the remaining 7.5 hectares of prepared development land, Innovinia is ready to build an additional 42,000 sqm of light industrial or logistics capacity, adapting to future market and tenant demands.
